How to Inspect a Deck Build: What to Look For on Your Final Walkthrough
Building a new deck is an exciting milestone for your home. Whether you are adding outdoor living space for sunny summer afternoons or crisp Northwest evenings right here in Spokane, Washington, reaching the finish line should feel rewarding.
Before you hand over your final payment, you and your deck contractor will do a final walkthrough together.
You'll see, touch, and live with the finished products and surface details every day, so you will spend most of your time looking at those rather than framing.
Here is what to look for so you can complete your walkthrough with confidence.
1. Walk the Decking: Scan for Straight Runs and a Smooth Surface
Start by walking across the main deck surface with purpose.
Feel for bumps or waves: As you walk across the boards, pay close attention to your feet. A deck surface should feel flat and consistent. If you feel noticeable humps or dips underfoot, it is usually caused by slight joist height variations or an unplaned crown in the framing lumber underneath. A quality contractor plans ahead and planes those high spots out before any decking boards ever go down.
Look at board alignment: Step back and look across the deck. If your layout features multiple sections of decking, make sure the runs line up clean and straight from one end to the other.
Check the fasteners: Look down at your screw lines. All screw heads should sit flush with the deck boards—not sticking up where they could snag a sock or bare foot.

2. Test the Railings and Stairs for Rigidity
Railings and staircases get used constantly, so they must feel solid under hand and foot.
The railing shake test: Grab the railing posts and top caps and give them a firm shake test. They should feel sturdy and securely anchored, with no loose play or wobble.
Check the stairs for bounce: Walk up and down the stair treads. If your stair run is long, there should be dedicated intermediate support underneath so the steps feel firm and do not bounce under your weight.
3. Examine the Finish Trim, Miters, and Fascia
The edge work is where true craftsmanship really shows up.
Tight miter joints: Look closely at the corner joints where trim boards meet. All miter cuts should be tight, neat, and flush.
Caulked seams on fascia: Check the fascia wrapping the perimeter of your deck. All seams between fascia boards should be neatly caulked to keep moisture out and give the deck a clean, unified appearance.
4. Take a Quick Look Underneath
While the main focus is on the finished product, it only takes a minute to peek underneath:
Hardware check: Look at the metal joist hangers beneath the deck and make sure the required nails are in place and none were skipped in the final push.
5. Expect a Thorough Jobsite Clean-up
When a project is finished, your yard should look like home again—not an active construction zone. You should expect:
Complete haul-away of cutoffs and leftover scrap materials.
A thorough magnetic sweep across the surrounding grass and yard to pick up any dropped nails or stray screws.
What to Do If You Spot Something That Needs Fixing
If you come across a board that feels uneven, a loose rail, or an un-caulked fascia seam during your walkthrough, there is no need for it to feel uncomfortable or combative.
Simply point out what you are noticing and ask:
"What are your ideas to fix this issue?"
A professional deck contractor will usually have a few clear ideas on how to address it right away, will take full responsibility for what needs to be made right, and will be glad to take care of it before receiving the final payment.
